Pricing and Policies

  • Minimum Stay : 30 days
  • Rent: $2300/Month (includes all utilities, wifi, and a small selection of streaming TV services), pro-rated as necessary
  • Deposit: $2300
    • Deposit will be reduced to $1000 with any of the following: military temporary assignment orders, traveling health care professional contract, student/intern enrollment or acceptance, proof of onward travel, proof of local residency and home renovation contract; other situations handled on a case by case basis.
    • Deposit, less any damages, returned within 30 days.
    • While some wear and tear is expected, excessive damage repairs and the replacement of any missing items at the end of the tenancy will be deducted from the deposit. 
  • We  screen applicants with KeyCheck.com; this is a basic background check and soft credit check (doesn't affect your credit). KeyCheck charges around $50 for this service.  If you've had a background check with KeyCheck or a similar provider in the last 6 months, you can just submit the report instead of going through the process again.
  • We also will require proof of funding, which could be recent paystubs, proof of stipends/grants, and so forth. We try to verify that your rent will be less than 30% of your monthly salary, but we understand that folks looking for shorter term housing often have special circumstances-- let's talk!
  • Tenant must provide proof of renter's insurance OR a student, professional or homeowners' policy that can cover their belongings and any potential damages caused.
  • Street parking available and may require a DC zone 4 parking permit depending on circumstances and length of stay.
  • Curbside Level 1 EV charging available for additional cost, based on consumption (note: space is not guaranteed).
  • Pets will be considered on a case-by-case basis with an additional $500 deposit and a non-refundable $250 deep cleaning fee.
  • Guests who visit for more than 7 consecutive days must be registered with landlord.
  • Outdoor cooking is permitted on the rear patio only. No cooking in the front entry sitting area.
  • The apartment will be deep cleaned before each tenant, and a starter supply of cleaning and paper products will be provided. Replenishing supplies is not included in the rental.  Weekly or bi-weekly cleaning service is optional and can be provided at the tenant's expense.
