Trash, Recycling and Composting
Bins for trash and recycling are in the cabinet drawer to the left of the stove. DC uses single-stream, co-mingled recycling. Please separate your recyclables and put them directly in the bin; don't bag them first or the recyclables will be rejected.
Composting is optional but we do hope you will participate in DC's curbside composting program with us, as it helps control outdoor pests, reduces landfill consumption, and saves money. A composting bin is provided for your optional use on the counter; a starter supply of special composting bags is under the sink. Any food item can go in the composting bin including bones, shells, and pits; do not put paper towels, wrappers or plastics in the bin.

Kitchen Sink Fixtures
This video will demonstrate using the garbage disposal, overhead lights, and adjusting the temperatures.
Please use extreme caution around the garbage disposal, as improper use can cause injury! Only dispose of small, soft food scraps in the disposal; place bones, pits, seeds, and larger debris in either the trash or the compost bin.
Washer and Dryer
Use only "HE" detergent in the washing machine; do not use the ultra-concentrated detergent. If this is your first time using a ventless dryer, they take a little longer to dry the clothes than a vented dryer, and due to the way they are designed, some humidity may remain in the dryer once the cycle is complete. Removing your clothes promptly once they're dry will help keep them smelling fresh.
Take care not to overload the dryer; if you receive a "D80" error on the dryer display, it may indicate that the dryer is overloaded. The capacity depends on the clothing/items but a load of 4 towels or two pair of jeans should be fine.
A collapsable laundry basket is on top of the dryer for your use. Leaving the door of the front-loader washing machine open for a few hours after the cycle finishes will allow the dryer to dry out inside and prevent washing machine odor. If staying more than one month, please use the provided Affresh tablets monthly to freshen the washing machine.

Coat Rack and Under-Bed Storage

Using the Murphy Bed
These videos show how to raise and lower the Murphy bed. When setting the bed up for sleeping, make sure you place the pull-down bar at the foot of the bed; otherwise you will be sleeping at an angle!
The sheets on the Murphy Bed are secured with a fabric strap that goes under the mattress; slide your hand under one corner of the mattress and release the strap before trying to take the sheets off of the bed!

Remote Controls for Mini Splits, TVs and Blinds
Our mini-split system lets you adjust the temperature of each unit to keep each room comfortable; however, the system does not allow you to run one unit on heat while another unit is on air conditioning. If you try to mix modes, one or more of the units will display an error code or the symbols -- in the display window. If you are getting an error when trying to operate the mini splits, check that all units are either set to the same mode or powered off.

Using the Floor Heaters
These videos demonstrate adjusting the temperature of the bathroom floor heaters. Each floor heat system operates independently. These heaters produce gentle heat which warms the floors slowly; if you want the floors to be warm when you first wake up, use the scheduler feature and allow at least a half hour for heating.

Refreshing the Batteries for the Smart Locks
The front and rear entry doors are secured with smart locks which require battery power to operate. This video demonstrates how to open the battery panel and replace the batteries. A set of rechargable batteries is provided for your use in the door locks. How often you need to replace them will depend on how frequently you use the keypads to lock/unlock; we recommend replacing them monthly to avoid any inconveniences. If the door lock begins to beep or buzz at you, chances are it's running low and putting in fresh batteries should solve the problem!
We are happy to replace the batteries for you, but since it can be annoying to coordinate schedues, most tenants prefer to replace the batteries themselves.

In the unlikely event that you need to turn off the water to the exterior faucet, or if you trip a circut breaker and need to reset it, these videos will show you how. Note that this panel features trip-free circut breakers, meaning you may trigger an overload and trip the safety features but you may not see any switches in the "off" position. This is normal. The panel is labeled so you can find the switch that corresponds to whatever was running when it tripped; the switch will feel a little "loose" if you gently wiggle it. Simply move it to the Off position, wait a few moments, then move back to the On position. The power should restore. Reduce the load (i.e. run fewer appliances -- you cannot run the dishwasher, coffee maker, air fryer and rice cooker all at once) and resume use.
If you continue to trip the breaker, stop using whatever appliances you are using and let us know immediately!
